Can we speak to past clients and see finished work?

Yes, always. We'll connect you with homeowners whose projects match yours in size, style, and complexity — including at least one where something went wrong, so you can hear how we handled it. We'll also walk you through a completed home and an active jobsite in person.

What happens when something unexpected is found?

Older LA homes hide things: dry rot, failed framing, unpermitted work, ancient plumbing. When we find it, you get photos, a written explanation, options with real numbers, and time to decide. We never do hidden work and bill for it afterward.

What does 'respect' actually look like day to day?

Crews arrive within a stated window and leave when they say. Floors, stairs, and finishes are protected before work begins. The site is broom-clean at the end of every day. No music that carries past your property, no smoking, no profanity, no wandering through rooms outside the scope of work.

We're living in the home during construction. Is that possible?

Often, yes. We build a phased plan with dust containment, sealed work zones, protected pathways, a working kitchen or bathroom whenever possible, and quiet hours that fit your family's schedule — including nap times and work-from-home calls.

How do you treat our neighbors?

We introduce ourselves before mobilizing, share a project timeline and a direct phone number, keep parking and deliveries organized, honor local noise ordinances, and clean the street — not just the site. HPOZ and hillside neighborhoods get extra care.

Price, Contracts & Payment

How is pricing determined?

After pre-construction — architect coordination, real scope alignment, and actual subcontractor bids — you receive a line-item fixed price. Not a range, not a guess. You see labor, materials, allowances, contingency, and our fee clearly separated.

What does a project typically cost?

In Los Angeles, high-craft remodels generally start around $350–$550 per square foot, ground-up custom homes around $500–$900+, and architect-grade ADUs typically run $250K–$500K depending on size, site access, and finish level. Hillside lots, historic requirements, and structural work move those numbers. We'll give you an honest range on the first walkthrough.

How do change orders work?

Nothing changes without your written approval. Every change order shows the cost, the schedule impact, and the reason, in plain English, before work proceeds. Our target on a well-planned project is under 5% in owner-initiated changes.
